Greenwich, Connecticut — The Highest Price Point, The Lowest Mill Rate

By Sean Jackson· June 5, 2026

Greenwich occupies a singular position in Connecticut real estate: the highest median prices in Fairfield County paired with the lowest property tax rate. Mill rate: 11.25. On a $2M home, annual property taxes run approximately $15,750 — roughly what a $1M home pays in Ridgefield. ## The Character of the Town Greenwich is not one town — it is several distinct neighborhoods sharing a name. Old Greenwich and Riverside have a coastal village feel. Central Greenwich has the Avenue (Greenwich Avenue, the shopping and retail corridor) and the institutions. Backcountry Greenwich offers acreage and privacy at the highest price points. Each area has a different character, commute situation, and buyer profile. ## The Commute 45-50 minutes to Grand Central — the fastest commute in Fairfield County. Multiple Metro-North stations serve the town. The commute advantage is real and is one of the primary reasons the price premium exists. ## The Schools Excellent public schools with strong outcomes. The district is well-funded and the parent community is engaged. Multiple private school options exist within and near the town. ## What It Costs Greenwich's entry point is meaningfully higher than any other Fairfield County town. The $1.5M-$3M range constitutes a significant portion of the market. The counterintuitive mill rate means carrying costs on high-value properties are lower than in towns with higher rates. ## Honest Trade-Offs The social register is specific and the community can feel insular to newcomers. The town is larger geographically than most buyers expect — driving distances between neighborhoods are real. The price premium is substantial and the buyer needs to be comfortable with the market segment.
